In an effort to help foster a better understanding of the items listed on our invoices we have created a library of common HVAC terms and repairs

Air Balancing: An air Hood is used to verify the amount of air being distributed out of each diffuser. This can be used to discover leaking ducts, improper damper position, or a blockage in the system.

Air Handling Unit (AHU): Refers to equipment that includes a blower or fan, heating and/or cooling coils, and related equipment such as controls, condensate drain pans, and air filters. Does not include ductwork, registers or grilles, or boilers and chillers.

BACnet: is a communications protocol for building automation and control networks. It is an ASHRAE, ANSI, and ISO standard protocol. BACnet was designed to allow communication of building automation and control systems for applications such as heating, ventilating, and air-conditioning control, lighting control, access control, and fire detection systems and their associated equipment. The BACnet protocol provides mechanisms for computerized building automation devices to exchange information, regardless of the particular building service they perform.

Blower: The device in an air conditioner that distributes the filtered air from the return duct over the coil/heat exchanger. This circulated air is cooled/heated and then sent through the supply duct, past dampers, and through supply diffusers to the living/working space.

Boiler: A vessel or tank where heat produced from the combustion of fuels such as natural gas, fuel oil, or coal is used to generate hot water or steam for applications ranging from building space heating to electric power production or industrial process heat.

Brazing and soldering: The type of repair necessary is determined by the following:

• Location of the leak on the unit.
• Where the actual leak is coming from (component, tubing or coil).
• The temperature of the item being repaired.
• Our Other services charge for brazing or soldering is also broken down into 3 categories:

        Small: Refrigerant leak repair.
       
Medium: Refrigerant component replacement.
       
Large: Unit or piping installation.
       
The above also incorporates the following:

            • The replacement of the brazing or soldering material.
            • The maintenance, repair and replacement cost the tanks, torch kits, regulators and gauges.

Chiller: A device that removes heat from a liquid via a vapor-compression or absorption refrigeration cycle. This cooled liquid flows through pipes in a building and passes through coils in air handlers, fan-coil units, or other systems, cooling and usually dehumidifying the air in the building. Chillers are of two types; air-cooled or water-cooled. Air-cooled chillers are usually outside and consist of condenser coils cooled by fan-driven air. Water-cooled chillers are usually inside a building, and heat from these chillers is carried by recirculating water to a heat sink such as an outdoor cooling tower.

Compressor: The compressor is the main mechanical component of a central air conditioning system, which both compresses the refrigerant and moves it through the system.

Condensing Unit: The component of a split air conditioning system that is designed to remove heat absorbed by the refrigerant and transfer it outside the conditioned space. Abbreviated CU

Controller: A device that controls the operation of part or all of a system. It may simply turn a device on and off, or it may more subtly modulate the set point of components. Most controllers are automatic but have user input such as temperature set points, e.g. a thermostat. Controls may be analog or digital.

Dampers: HVAC term for controls that vary airflow through an air outlet, inlet, or duct. A damper position may be immovable, manually adjustable or part of an automated control system.

Duct(s): The round or rectangular tube(s), generally constructed of sheet metal, fiberglass board, or a flexible plastic-and-wire composite, located within a wall, floor, and ceiling that distributes heated or cooled air in buildings.

Evacuation: A vacuum pump is used to remove moisture from the refrigeration circuit. The pump boils off any moisture which may enter the system from being open. The system can have moisture introduced through the following actions:

• Refrigerant leak when system loses all refrigerant
• Replacing any components within the refrigerant circuit; (compressor, driers, fittings, piping, refrigerant controls…). Installation of new unit, coil and or line set.
• Our Other services charge for the vacuum pump is based on the evacuation time it takes to boil off moisture. This is broken down into 3 catagories

        Small: Refrigerant leak repair.
       
Medium: Refrigerant component replacement.
       
Large: Unit or piping installation.
       
The above also incorporates the following:

             •The replacement of the vacuum pump oil.
             •The maintenance, repair and replacement cost.

Fan Coil Unit: A small terminal unit that is often composed of only a blower and a heating and/or cooling coil, as is often used in hotels, condominiums, or apartments. Abbreviated FCU.

Furnace: A type of heating system in which heated air is blown by a fan through ducts to rooms.

Heat Exchanger: A device within a system (Hot water, Air, or Both) that transfers heat from one side of the system to another.

Leak detection: The refrigeration system is a seal pressurized system. When a leak occurs the refrigerant escapes from either the component leaking or piping within the system. In order to locate leak there are two detection items typically used:

• Electronic leak detection device. This component narrows down the area where leak is.
• Leak detector solution. This solution pin points where leak is.

Small: Refrigerant leak repair.
       
Medium: Refrigerant component replacement.
       
Large: Unit or piping installation.
• The above also incorporates the following:
       
Replacement of the solution.
       
Maintenance, repair and replacement cost of the detectors.

LONWorks / LON: is a communications protocol for building automation and control networks. LON was designed to allow communication of building automation and control systems for applications such as heating, ventilating, and air-conditioning control, lighting control, access control, and fire detection systems and their associated equipment. The LON protocol provides mechanisms for computerized building automation devices to exchange information, regardless of the particular building service they perform.
Makeup Air Unit: An air handler that conditions 100% outside air. Typically used in industrial or commercial settings. Abbreviated MAU.


Nitrogen: Nitrogen is used to increase the pressure within the refrigerant circuit to allow a leak to be located. Our Other services charge for nitrogen is also broken down into 3 categories:

• Small: Refrigerant leak repair.
• Medium: Refrigerant component replacement.
• Large: Unit or piping installation.
• The above also incorporates the following:
       
The replacement of the nitrogen being used.
       
The maintenance, repair and replacement cost of the tanks, regulators and gauges.

Power washing / Coil cleaning: Based on appearance and pressure readings we will perform power washing on both indoor (evaporator) and outdoor (condenser) coils. Power washing includes

• Cleaning solution
• Spray nozzles
• Associated hoses
• Power washing machine.
• Our Other services charge for power washing is broken down into 3 categories:
        ▪ Small: Units under 3 tons.
         
Medium: Units from 3 to 15 ton.
         
Large: Units from 15 to 50 ton. All units above 50 tons will be quoted.
• The above also incorporates the following:
         
The replacement of the cleaning solution being used.
       
  ▪ The maintenance, repair and replacement cost of the machine, nozzles and hose.
